- · Don’t get overwhelmed, expect things to come up, they always do. Both “pre-owned homes” and new homes have issues and should be inspected prior to purchase
- · Usually issues discovered in a home inspection can be dealt with over a longer period of time. Sometimes they should be fixed right away. The inspector will help put it in perspective.
- · Maintenance suggestions will be brought up to help you understand how to preserve your home.
- · The Purpose for the Inspection is for you to understand what you’re buying; it’s not necessarily a negotiating tool. However, sometimes negotiations do occur as a result of a home inspection. This is between you, your agent and your attorney. Sometimes sellers are selling strictly AS-IS, and sometimes negotiations occur.
- · Termites are very common in this region, if they are discovered they can be treated.
- · Ask questions, point things out to the inspector. Be there to learn as much as possible.
- · When you get the inspection report it will help you put everything in perspective.
- · The report will include photographs of issues and concerns along with detailed explanations.
- · Home inspections don’t pass or fail the house “it is what it is”.
